There is a new scheme now available to eligible applicants known as Open Market HomeBuy- GLO (Government Loan Only)
This scheme allows you to purchase a property of your choice on the open market but you must be able to get a mortgage for at least 82.5% of the value (If you have a deposit then the two figures together must add up to the above %)
The remaining 17.5% (or less) is leant to you by East Midlands Housing and there is nothing to pay on this loan whilst you live in the property.
However, when you come to sell the property it will be re valued and you must pay back whatever the % loan is worth at the time of sale, or when you redeem it.
You will need to arrange your mortgage through one of a panel of Independent Financial Advisors (IFAs) who are well versed with the scheme and will assist you as much as possible. Your mortgage must be with a ‘qualifying’ lender who are likely to include most banks and building societies. However, your IFA will provide further details upon request.
